Roofing contractor serving Ellicott City, Maryland

Ellicott City sits on granite hillsides, and that terrain is the whole story. Water comes off these slopes fast, which means gutters here are doing far more work than a flat-lot gutter in a newer development. The 2016 and 2018 floods made that painfully clear, but the same dynamic is quietly wearing on houses every heavy summer storm.

The housing stock also splits sharply. West of the historic district you have mid-century and seventies homes now well past a first or second roof. In the historic district itself you have genuinely old construction, complicated rooflines, slate and metal details, and additions built in four different decades that all meet at awkward flashing points. Those junctions are where leaks start, not the open field of shingles.

What that means practically: on an Ellicott City house we spend more time on the valleys, the flashing and the drainage than on the shingles themselves. And we will usually have a six-inch gutter conversation with you, because five-inch gutters on a steep roof above a sloped lot are how fascia rots and water ends up against a foundation.
